Zoning Requirements

The NYC Zoning Resolution determines the allowable size and use of buildings, where they are located and the densities of the City's neighborhoods. The city has three main zoning areas:

• Residential (R)
• Commercial (C)
• Manufacturing (M)

Each area can be low, medium or high density. Different zoning areas can be in the same neighborhood or block.

Commercial Buildings

Zoning for commercial buildings controls:

• What the building can be used for
• The size of the building compared to the lot
• The distance between buildings and their lot lines
• Required parking
• Other requirements

Finding Zoning Information

To find zoning information for a specific place:

• Visit NYCCityMap.
• Enter the building's address number, street name and borough.
• Click "Find."
• Click "Show Additional Information."
• Click "Building & Property Information."
