The NYC Zoning Resolution determines the allowable size and use of buildings, where they are located and the densities of the City's neighborhoods. The city has three main zoning areas:
- Residential (R)
- Commercial (C)
- Manufacturing (M)
Each area can be low, medium or high density. Different zoning areas can be in the same neighborhood or block.
Commercial Buildings
Zoning for commercial buildings controls:
- What the building can be used for
- The size of the building compared to the lot
- The distance between buildings and their lot lines
- Required parking
- Other requirements
Finding Zoning Information
To find zoning information for a specific place:
- Visit NYCCityMap.
- Enter the building's address number, street name and borough.
- Click "Find."
- Click "Show Additional Information."
- Click "Building & Property Information."
